West Loop Community Organization issued the following announcement on Jan. 20.

Please join 25th Ward Alderman Byron Sigcho-Lopez and the West Loop Community Organization (WLCO) for a virtual community meeting regarding the proposed development at 23 South Sangamon Street.

Date: Tuesday, February 2, 2021

Time: 6PM

The applicant is looking for a zoning map amendment for the site from the City of Chicago. The proposal has gone through revisions after going through various feedback processes, including the 25th Ward’s Community Zoning Advisory Board and the City's Department of Planning and Development (DPD). This meeting will be a community presentation, Q&A, and feedback session regarding the latest revision, which is substantial.

Revisions include:

Height reduction: from 330 feet to 238 feet, a total of 19 stories

Rental to ownership: from 370 rental units to 80 owner occupied homes

Tower phases: from 2 towers to a single tower

Current plans include ground floor retail space to be leased to the owners of recently closed 1340 Beer Wine Spirits, who will also be present at the community meeting.

This development would also contribute ~$2.1 million to the Neighborhood Opportunity Fund, which you can find more about here. Formal approvals for this project are pending. Alderman Sigcho-Lopez’s office will express its recommendations dependent on public input. The current revised project has yet to be submitted to the City's Plan Commission, and has yet to receive any zoning approvals. The 25th Ward is dedicated to ensuring public notice and input on such projects as early in the process as possible. The current zoning for the site is DX-5, and the request is for a zoning map amendment for a "Planned Development,” detailed here. Each development in the West Loop must undergo a public review process, which involves a presentation of the project to the community. Participation at these open meetings is crucial. It is an opportunity for the developer to hear the comments and concerns of the community, and it is a format through which your voices can be heard.
