New apartment complex Porte has joined the West Loop at the site of the previous H20 Plus shampoo manufacturer.
Porte is a new apartment and town home complex on 855 W. Madison that will support 586 new units. The units range from 546 to 1,591 square feet in size and rentals are starting at $2,170 per month for studio apartments.
Pre-leasing has begun with an expected move-in date in June.
Previously called The Venn, developers decided on Porte, which means door in French, because “it’s the door to West Loop and everything it has to offer” Ted Weldon of LendLease told Curbed Chicago. Weldon is co-developing Porte along with the John Buck Co. and Intercontinental Real Estate Corp.
As the door to West Loop, Porte is designed with 13 townhomes on the street side that line the complex perimeter and creates a welcoming presence to pedestrian traffic while also cleverly concealing the building’s parking garage.
Additionally, Porte’s amenities include a fitness center, game room, lounge, demonstration kitchen, co-working space, dog run and a pool deck between the two towers.
The high-end rental complex also boasts sustainable design with rooftop crops and beehives seeking LEED gold certification. This new design will also accumulate less snow and ice, which diminishes safety concerns, Weldon said.
“This is a good example of how to deal with density properly,” Weldon told Curbed Chicago. “The towers are quite narrow and tall and arranged in a way that maximizes views and makes sure that we didn’t have a big building directly facing the park. People in the park see a two-story building on the corner with the towers set further back.”
As one of the newer apartment developments, Porte has more apartments than other, taller projects like 727 W. Madison, The Parker, and Landmark West Loop.
